About the Building

Located in Brisbane’s vibrant Newstead precinct, 100 Skyring Terrace is a 12-storey A-Grade commercial property completed in 2014. With premium office spaces, retail amenities, and sweeping views of the city and river, the building stands as a flagship asset in Growthpoint Properties Australia's portfolio. It also boasts extensive end-of-trip facilities and basement parking, making it a highly desirable workplace destination.

The Efficiency Challenge

A building’s base energy consumption is critical to managing energy efficiency and sustainability.

While the building was originally designed to meet a 4.5-star NABERS Energy rating, Growthpoint saw an opportunity to push performance further. Recognising that base building energy use plays a critical role in long-term sustainability and operational cost control, they set out to enhance the efficiency of key systems - including the chilled water plant, airside infrastructure, and mechanical equipment.

Their goal: to elevate the building’s environmental performance, reduce energy consumption, and achieve a top-tier NABERS rating without major capital investment.

Smart Solutions Driving Performance

Over a five-year period, Johnson Controls implemented a data-led maintenance strategy at 100 Skyring Terrace. Using OpenBlue technologies and the expertise of its facility performance team, the approach focused on improving operational efficiency and sustainability outcomes.

Key initiatives included:

  • Detailed optimisation assessments with return-on-investment modelling
  • More than ten targeted upgrades to mechanical systems and building controls
  • Chiller plant fine-tuning to maximise energy performance
  • Continuous fault detection and equipment monitoring using OpenBlue analytics
  • Delivery through a fixed monthly "as-a-Service" model for predictable budgeting

Measurable Results

Since 2019, the building has consistently maintained a 6-star NABERS Energy rating, up from its original 4.5 stars. Energy savings have exceeded 1.7 million kWh, resulting in more than £259,000 in cost reductions. Fault hours have decreased by 24 percent year on year, thanks to predictive maintenance and real-time system insights.

These improvements were achieved without the need for capital expenditure, demonstrating the power of smart building optimisation and strategic collaboration.
