The Brief:

  • Johnson Controls Automotive division is a premier Tier 1 supplier of innovative automotive interiors
  • Requirement to establish strategic location and new foam plant showcasing best practice and best in class design, to better serve customers across Eastern Europe
  • Global WorkPlace Solutions (GWS) selected to design and project manage construction of the new facility

Challenges:

  • Remote site location in a less developed part of Slovakia
  • Design, build and start plant operations within 12 months
  • Create a best in class design that can be replicated at other sites at the lowest possible cost
  • Integration of complex process equipment and environmental compliance processes

Solutions:

  • Integrated a design and build team with the customer project team
  • Development and concept design by GWS team
  • Use of a design and build approach to reduce customer risks and limit change requests/management costs under FIDIC contract rules
  • Established full-time site management with tight control of contractors and good contact to local and national government agencies
  • Managed costs and change, providing detailed reporting to the customer

  • Reduced the change requests by EUR 880,000 to EUR 200,000 on a total construction cost EUR 6.76 million for 18,000 square metre plant, according to FM-Global HPR Standards
  • Completed the building 4 per cent under budget
  • Construction time compressed to only 8 months
  • Integrated solution with FM operations
